- They are about 35 miles apart, and the eastern edge of PCB flows almost directly into the western edge of 30A. Many guests happily do both in a single trip.
If you want more to do, more space per dollar, and a classic beach town feel, go with Panama City Beach. If you want a slow, curated, design-forward vacation and do not mind paying a premium, go with 30A.
Where 30A and Panama City Beach Actually Are
Panama City Beach is one long, continuous city in Bay County, Florida. Think 27 miles of Gulf-front condos, resorts, restaurants, and family attractions along Front Beach Road and Thomas Drive.
30A is not a town. It is a 24-mile stretch of Scenic Highway 30A in South Walton County, made up of about 16 small beach communities. The most talked-about are Seaside, Rosemary Beach, Alys Beach, Grayton Beach, WaterColor, Seagrove, Blue Mountain Beach, and Inlet Beach.
The eastern end of PCB (near Inlet Beach) sits only about 15 to 20 minutes from Rosemary Beach. From central PCB, plan on:
- PCB (Pier Park) to Inlet Beach and Rosemary Beach: about 15 to 18 miles, 20 to 30 minutes
- PCB to Seaside and WaterColor: about 22 to 25 miles, 30 to 40 minutes
- PCB to Grayton Beach: about 26 to 30 miles, 35 to 45 minutes in season
Traffic on 30A slows to a crawl in summer, so we always tell guests to add a buffer.

The Beaches, Compared
Both sides sit on the same Emerald Coast, so the sand is the same soft, quartz-white and the water is the same clear green. The difference is what the beach looks like behind you.
Panama City Beach has a wide, flat, continuous shoreline with plenty of room to spread out. The backdrop is high-rise condos and resorts, and there are dozens of public access points and parking lots. It feels open, active, and easy: bring a cooler, park close, and set up.
30A beaches feel more private and pristine. Behind the sand you see protected coastal dunes and low-rise cottages instead of towers. Many access points are tied to specific neighborhoods, so the crowds thin out and the atmosphere feels more residential. The trade-off is fewer big public lots and, in some communities, stricter parking rules for non-guests.
If you like room to run and easy logistics, PCB wins. If you like a quieter, dune-lined view with fewer people around, 30A wins.
Vibe and Atmosphere
This is the biggest real difference.
Panama City Beach has a classic Florida beach town energy. Souvenir shops, mini-golf, go-karts, dolphin cruises, big seafood spots, live music on the sand. It is casual, fun, and easy for kids to burn energy. Spring break is real here in March and early April, but the rest of the year the vibe skews family and multigenerational.
30A is calmer, more curated, and design-forward. People bike between towns on the Timpoochee Trail, drink coffee at pastel cafes, browse art galleries, and linger over long dinners. Each town has its own personality:
- Seaside: pastel cottages, a lively central square, food trucks along the beach
- Rosemary Beach: European-inspired streets, cobblestone paths, romantic and refined
- Alys Beach: striking whitewashed architecture, ultra-serene, high-end feel
- Grayton Beach: bohemian, artsy, “old Florida” charm

The rule of thumb: PCB is about doing, 30A is about being.

It is the most walkable, “postcard-perfect” of the 30A communities and a favorite for families with kids who want to run around a real town square. Expect busy afternoons in season.

Alys Beach
The most striking town on 30A. Every building is painted crisp white, giving it a Mediterranean, almost Bermudian look. It is quieter than Seaside and Rosemary and leans very high-end. The Alys Beach Amphitheatre hosts free concerts in season and is a lovely, low-key way to spend an evening.

We are locals here, so this side of the guide is close to our heart. Panama City Beach packs an enormous amount of variety into one city: sugar-white beaches, state parks, a family-friendly shopping district, and some of the best casual seafood on the Gulf. These are the spots we recommend most often.
Pier Park
The center of gravity for shopping, dining, and family fun in PCB. Open-air layout, live music on weekends, movie theater, a Ferris wheel, and dozens of shops and restaurants steps from the beach. If it is your first night in town, come here to get your bearings. Guests with pets are welcome throughout most of the outdoor areas.

Snorkeling here is genuinely good, and you can catch the shuttle boat over to Shell Island from inside the park.

30A vs. Panama City Beach for Different Trips
The best answer depends entirely on your group and what you want out of a week at the beach. Here is how we usually break it down.
For Families
Both work, but for very different family styles.
- Panama City Beach is our top pick for families that want variety and value. Pier Park, mini-golf, dolphin cruises, water parks, and easy public beach access give kids plenty to do without emptying your wallet. It is also the friendlier side for larger multigenerational groups, since you can fit 8 to 12 people in one condo for a fraction of a 30A price.
- 30A shines for families who want a walkable “town square” feel. Seaside and WaterColor are especially good for kids old enough to bike between the pool, the beach, and an ice cream shop on their own.
For Couples and Romantic Getaways
30A wins for most couples. Rosemary Beach and Alys Beach are the two most romantic communities on the Emerald Coast, with quiet streets, candlelit dinners, and boutique shops. Sunset walks on Grayton Beach are hard to beat.
That said, PCB has its own strong case for couples on a budget: a beachfront condo, a sunset dinner at Schooners, and a late walk on the pier is a very romantic evening at a very reasonable price. For Budget Travelers
Panama City Beach, hands down. Vacation rentals in PCB routinely run 40 to 60 percent less than comparable 30A homes in peak season. Dining is more forgiving too, with everything from beach shacks to family buffets. If cost per person is your main filter, PCB is the clear pick.
For Luxury Travelers
30A. Alys Beach and Rosemary Beach are built around a luxury guest experience, and the dining, spas, and boutiques reflect that. PCB has upscale properties, but the overall market skews mid-range.
For Spring Break
If you are traveling with college-aged kids and want the party, central PCB is the classic choice. If you are traveling with young kids and want to avoid the party, skip Front Beach Road between Pier Park and Thomas Drive from March 1 to April 14, or come to us: the quieter west and east ends of PCB stay very family-friendly during that window, and 30A opts out of spring break almost entirely.
For Quiet Getaways
30A, especially Alys and Rosemary. On the PCB side, look at the far west end (near Camp Helen) or the far east end past Thomas Drive for a quieter stay.
Cost: What You Should Actually Expect to Pay
Rough peak-season rental ranges we see for a typical 2 to 3 bedroom Gulf-front condo or home:
- Panama City Beach: about $200 to $450 per night on average, with plenty of options above and below
- 30A: about $400 to $900+ per night, with peak Seaside, Rosemary, and Alys homes going higher
Dining follows the same pattern. A casual family dinner for four often lands under $80 in PCB and closer to $120 to $180 in 30A. Groceries, drinks, and rentals like bikes and umbrellas cost more on the 30A side too.
💡 Good to know: For real estate, entry-level homes along 30A frequently start above $1 million, while many PCB condos sit under the $500,000 mark. Same coast, very different markets.
Getting There and Getting Around
Both destinations are served by the same two nearby airports:
- Northwest Florida Beaches International (ECP) in Panama City Beach itself. Best for PCB and the east end of 30A. Roughly 15 to 30 minutes from most rentals in PCB and Inlet Beach.
- Destin-Fort Walton Beach Airport (VPS) to the west. Best for central and west 30A. About 45 to 75 minutes from Seaside and Grayton Beach.
Once you arrive:
- In PCB, a car is helpful but not essential if you stay in the Pier Park area or on Thomas Drive. Parking at your condo is usually free, and rideshare is easy.
- On 30A, most guests rent bikes or a golf cart. Parking is tight in Seaside and Rosemary, and the Timpoochee Trail lets you connect towns without touching a car.
Dog-Friendly? Yes, But Rules Differ
Both areas welcome dogs, but the rules are stricter than most guests expect.

- 30A (Walton County) allows dogs on the beach only with a Walton County permit and only during specific hours. Rules are enforced.
If bringing your dog matters, PCB is usually easier logistically.
